Why a home inspection matters

A pre-purchase home inspection tells you what condition the house you plan to buy is actually in. Whether the property is old or new, on the market or off it, an inspection lets you identify any major issues before closing, learn more about the home, and avoid unpleasant surprises later on.

"Just because a house is new does not mean everything is in perfect condition. It is always a good idea to catch problems early."

AMPM Home Inspections

  1. 01

    A thorough walkthrough

We inspect every home meticulously, leaving no detail unchecked. The inspection covers the foundation, roofing, plumbing, electrical systems, HVAC, insulation and overall structural integrity.

  2. 02

    Thermal imaging where it helps

Infrared technology lets us identify heat loss, moisture intrusion, electrical hotspots and insulation gaps without invasive methods, so problems surface before they become expensive.

  3. 03

    An unbiased written report

We believe in full transparency. The report sets out the property's current condition, potential concerns, and recommended maintenance or repairs, in language you can actually read.

  4. 04

    A house maintenance manual

Every client receives a maintenance manual alongside the report, so you know how to look after the property once the keys are yours.

What an inspection does not cover

Being clear about the limits is part of an honest assessment.

  • ×

We don't open up walls. The inspection is visual and non-destructive. Anything fully concealed is flagged as a possible risk rather than a confirmed finding.

  • ×

We don't give legal advice. We report on the physical condition of the property. Title, permits and contracts are your lawyer's or notary's work.

  • ×

We don't appraise property. An inspection is not a market valuation. For that you need a licensed appraiser.

  • ×

We don't do the repairs. We inspect and report. Keeping the two separate is what keeps the assessment unbiased.
